You do not need to go to the notary if, for example, you have already made repayments on your mortgage or if the mortgage was registered with the notary at the time of closing with what is called an increased registration. This is recorded in the notary’s mortgage deed. If your current mortgage amount plus the desired increase is lower than your registration, then you do not need to go to the notary again. Under the heading “hypotheekstelling,” section A states: “Hypotheekgever tot zekerheid voor de betaling van: hypotheekbedrag.” The mentioned mortgage amount is the size of your registration. If this amount is higher than the mortgage you originally took out, you probably do not need to go to the notary. We call this an underhand increase. The maximum amount you can increase underhand is the difference between your registration and your current mortgage amount. Good to know: if you want to increase underhand with NHG, your current mortgage must also have been granted under NHG. The passing date is the formal start date of your mortgage. ING will actually provide you with the loan at that moment. If you do not go to the notary, ING will draw up what is called an underhand loan agreement.
