And will you move back into your own home after this period? Then you can arrange the temporary rental of your property with an ING mortgage directly with us. To arrange this, you must also sign the “Deed of Pledge of Rental Income for Expats” (Pandakte huurpenningen voor Expats). This is not an exhaustive list of all relevant information, but a concise overview of the key points to keep in mind.</p><p><strong>Taxes</strong></p><ul><li><p>When you rent out your home, you may lose your entitlement to mortgage interest deduction.<br />Contact your tax advisor or the Dutch Tax and Customs Administration to determine the tax implications of temporary rental for your situation.</p></li><li><p>You must report 70% of the rental income, minus expenses, to the tax authorities as “Income from temporary rental.”</p></li><li><p>You must pay tourist tax. Reporting it is always mandatory.<br />Check your municipality’s website for more information.</p></li><li><p>Additional income can also affect benefits, allowances, or exemptions you may receive.<br />Seek proper advice from your tax advisor or the tax authorities.</p></li></ul><p><strong>Insurance</strong></p><ul><li><p>Although some rental platforms offer a <strong>Host Guarantee</strong> when you rent out your entire home, this guarantee does not always cover all damage that may occur as a result of the rental.</p></li><li><p>Therefore, always check with your insurer whether your contents and buildings insurance provide coverage when temporarily renting out your (entire or partial) home to tourists or business travellers.</p></li><li><p>Even if you are insured for temporary rental, ensure that your home meets fire‑safety standards.<br />If you rent out multiple properties, municipalities may impose stricter fire‑safety regulations.</p></li><li><p>Damage resulting from personal liability is often not covered.</p></li></ul><p><strong>Tenant protection</strong></p><ul><li>Always agree in writing or by email with your tenants when the rental period ends and state the reason for the rental — for example, a short stay for a holiday or a short business trip.<br />This helps make clear that the agreement is intended to be short‑term, and prevents tenants who refuse to leave your property from invoking tenant protection.</li></ul><p><strong>Permission or permits</strong></p><ul><li><p>Always request permission from your <strong>Homeowners’ Association (VvE)</strong> if you live in an apartment and want to rent out your home temporarily.<br />In many cases, the VvE’s internal regulations do not allow the apartment to be used for anything other than owner‑occupation.</p></li><li><p>In some municipalities, a <strong>permit</strong> is required to rent out via rental platforms.
