You use this capital to repay your mortgage in full or in part at the end of the term. The level of risk you take depends on your investments. Does your mortgage only have a short remaining term? If so, it may be wise to invest less riskily. You then have less time to recover from disappointing investment results. You can also choose to sell your investments earlier and use the proceeds to repay part or all of your mortgage in advance. Any remaining debt can be paid using your own funds. If you repay part of your mortgage using the value built up in your investments, your mortgage balance decreases. As a result, you pay less interest. If so, it may be beneficial to convert your investment mortgage into a mortgage with monthly repayments so that you know your debt will be fully repaid at the end of the term.</p><p>If your investments deliver insufficient returns, you will need to repay the remaining debt at the end date, for example using your savings. If that is not possible, you may sometimes be able to extend your mortgage. This is only possible if you have sufficient (pension) income at that time and if it fits within ING’s policy in force at that moment. If extending is not possible, selling your home may be necessary in order to repay the mortgage.</p><p><strong>Please note:</strong> you can also choose to continue your investment account until the end date and make additional repayments in the meantime.
