ING will send you a copy of the final repayment invoice as well. Repayment charges may apply, however, if you have opted for the &apos;Voordeelrente&apos;, component 2 discounted interest rate in your interest rate contract. </p><p><strong>Mortgage portability </strong></p><p>When moving house, you will often be able to take your mortgage with you. After you’ve received the final repayment invoice, the charges may still turn out higher or lower. The charges may, for example, turn out (a lot) higher if the interest rate for similar loans has dropped. If that happens, you will receive an amended final repayment invoice. </p><p><strong>Alternatives to full early repayment when refinancing a mortgage</strong></p><p>There are various ways to reduce the mortgage rate on your current ING mortgage to bring down your monthly payments. You have sufficient disposable funds available (download your Final Mortgage Repayment Invoice here)","richBody":{"value":"<p><strong>Here’s how to pay off your mortgage using your disposable funds</strong></p><p>You can pay off your mortgage early in full using funds of your own if you have built up sufficient capital by the end of the term, such as in the savings account linked to a bank savings mortgage, or if you have any capital available unrelated to your mortgage, such as savings or an inheritance. If you want to use your disposable funds to pay off your mortgage and do it <strong>without going through a notary</strong>, please note that this involves the following steps: </p><ol><li>Request a Final Mortgage Repayment Invoice from us using <a href=\"https://assets.ing.com/m/82ec349fd2be34c4/original/Aflosnota-hypotheek-Aanvragen.pdf\">this form</a>. Sign the form along with any co-debtors stated in the mortgage deed and send your request to ING Hypotheken, Antwoordnummer 40940, 8900 TW Leeuwarden, Netherlands (postage paid, no stamp required). <strong>Attention! You cannot pay off your mortgage early without a final repayment invoice.</strong></li><li>ING will send you the Final Mortgage Repayment Invoice within five days of receiving your request. The final repayment invoice will state all the amounts you have to pay, i.e. the debt outstanding on your mortgage, the interest, possible repayment charges and other fees. Bear in mind that you pay your mortgage in arrears every month and that the final repayment invoice will also include the final instalment or instalments. Bear in mind that there may be a one-month notice period for termination of your mortgage.</li><li>You then transfer the total amount due on the final repayment mortgage to ING. Details on how to transfer this amount are provided on the final repayment invoice.</li><li>As soon as we have processed your repayment, you will receive written confirmation from us. This may take up to two weeks after you transferred the amount. At the start of the new calendar year, we will send you an annual statement.</li><li>After you have paid off your mortgage, it will continue to be registered in the Dutch Land Registry’s mortgage register. A notary can have it removed from the register for you. Ask your notary what they need to be able to do that.</li></ol><p><strong>Repayment charges when using disposable funds  </strong></p><p>If you repay your mortgage early using disposable funds you have available, there may be repayment charges. These charges may be waived if you meet certain conditions. Also, make sure you seek proper advice on possible tax consequences. Make your home more sustainable</strong></p><p>Obviously, if you have the money available, you can use it to pay for the energy-saving modifications directly. You won’t incur any debt, and you won’t have to pay interest, which you would if you were to take out a loan or mortgage. Your monthly payments will therefore not go up as a result. On the other hand, you will have less money available for unforeseen expenses after the renovation.
