The longer you fix your new <a href=\"http://www.ing.nl/particulier/hypotheek/actuele-hypotheekrente\">mortgage interest rate</a>, the longer you have certainty about your monthly payments. What considerations do you make? </p><p>Why choose a <strong>shorter fixed interest rate period</strong>?</p><ul><li>You want to take advantage of the lower interest rate.</li><li>Because you pay less interest than with a longer fixed interest rate period, you may be able to save more. </li><li>You expect to have sufficient financial scope to absorb any higher monthly payments after your fixed interest rate period expires. You will have higher monthly payments if interest rates have risen after your fixed-rate period expires.</li><li>After your fixed-rate period expires, you expect to earn more and be able to pay any higher monthly costs.</li><li>You are considering repaying a large amount just before the fixed interest rate period expires. In the three months prior to the new fixed interest rate period, you can make unlimited repayments free of charge. </li></ul><p>Why a <strong>longer fixed interest rate period</strong>?</p><ul><li>You want certainty about your monthly expenses for a longer period of time.</li><li>You expect your expenses to increase in the future, for example due to educational costs, and you do not want any setbacks in the form of higher mortgage payments.</li><li>You expect a decrease in your income, for example because you are retiring.</li><li>You expect interest rates to rise in the future and you want clarity about your monthly expenses in the longer term. </li></ul>"}},{"componentType":"paragraph","title":"Actual interest rate or reference interest rate?","richBody":{"value":"<p>The maximum amount you can borrow, known as the maximum mortgage, is determined on the basis of the reference interest rate or the actual interest rate. For fixed interest rate periods of less than 10 years, the maximum mortgage depends on the reference interest rate (currently 5%). For fixed interest rate periods of 10 years or longer, it depends on the actual interest rate. </p><p>The reference interest rate is set quarterly by the AFM and is at least 5%. By calculating with the reference interest rate, you, as a consumer, are protected against possible payment problems if the interest rate has risen significantly after the end of your fixed-interest period. </p><p>Because the reference interest rate is currently considerably higher than the actual interest rate, you can borrow more with a fixed interest rate period of at least 10 years than if you opt for a shorter fixed interest rate period.   </p>"}},{"componentType":"paragraph","title":"One or more fixed interest rate periods?","richBody":{"value":"<p>Are you able to adequately mitigate the risk of rising interest rates yourself, and do you find it easier to manage with a single fixed interest rate period? If so, you can opt for a single fixed-interest period for the increase in your mortgage. </p><p>If your mortgage consists of multiple (loan) components, you can also opt for multiple fixed interest rate periods. This allows you to spread the risk of rising interest rates (and therefore rising monthly payments) after the end of a fixed interest rate period. At ING, you can choose up to four different fixed interest rate periods. </p>"}},{"componentType":"paragraph","title":"Fixed interest rate period shorter than mortgage term","richBody":{"value":"<p>The fixed interest rate period you choose must fit within the term of the <a href=\"http://www.ing.nl/particulier/hypotheek/hypotheek-berekenen\">mortgage</a>. The term is the period in which you repay the mortgage in full. For a new mortgage, this is usually 30 years. You can also opt for a shorter term within which the mortgage is repaid. For example, if you buy a new kitchen and expect to want a new one again in 15 years. You may be able to cover the higher monthly payments with your current income, for example by saving less, adjusting your spending pattern or temporarily covering these higher monthly payments with your savings.</p><p>If you are unable to pay the higher costs in the future, please contact ING to discuss your situation. If you are unable to pay the costs for a long period of time, this may ultimately result in the property having to be sold. If the proceeds from the sale of the property are not sufficient to pay the mortgage, arrears and additional costs, this may result in you being left with residual debt.
