However, there is extra lending space for making your home more sustainable. This allows you to increase up to 106% of your house value under <a data-type=\"internal\" href=\"/particulier/hypotheek/hypotheekvormen/duurzaam-huis-kopen\">certain conditions</a> (in Dutch).</p><p>When you take out an increased mortgage, you pay handling costs and possibly <a data-type=\"internal\" href=\"/particulier/hypotheek/advieskosten/nieuwe-verhoging-hypotheek\">consultancy costs</a> (link in Dutch), valuation or notary costs. A mortgage advisor can definitively calculate what your increase may be and what the costs are. You can schedule a free orientation conversation for this.</p><p>Investments in energy-saving measures are often too low to obtain (or increase) a mortgage and the related costs alone.</p><ul><li>The advantage of financing with a mortgage<strong> </strong>is that the mortgage interest rate is usually lower than the interest rate on a Personal Loan. This and the longer duration usually result in lower monthly charges.</li><li>The disadvantage of financing with a mortgage<strong> </strong>is that the term of a mortgage is usually longer you if compare it with a Personal Loan. As a result, the total cost may be higher, despite lower interest rates.
