The amount borrowed on the mortgage will therefore be put into a building fund account. This is basically a separate account that we manage.</span></span></span></p><p><span><span><span>As soon as this account has been set up, the mortgage for your new build works as follows:</span></span></span></p><ul><li><span><span><span>You pay the land and construction costs in instalments from your building fund account.</span></span></span></li><li><span><span><span>You will be charged interest only on funds you have drawn down from your building fund account.</span></span></span></li><li><span><span><span>You will not pay interest on funds you have not yet drawn down.</span></span></span></li><li><span><span><span>After you’ve signed the mortgage deed at the notary’s office, monthly repayments on your mortgage will start right away (maximum mortgage term: 30 years).</span></span></span></li><li><span><span><span>You can use your building fund account for two years from the date you signed the mortgage deed. It will be issued after your free exploratory mortgage consultation and may benefit you when registering for a new build project.</p></li><li><p><strong>Cancel your offer free of charge if the new-build project falls through </strong><br />If you’ve already signed your mortgage offer, and the new-build project is suddenly called off, you will not be charged a cancellation fee.</p></li><li><p><strong>Your mortgage offer is valid for longer</strong><br />It often takes a while for building to start on a new build project. Don’t worry, the interest rate stated in your offer will stand for 12.5 months. And you can extend this to 24.5 months.</p></li><li><p><strong>Fully include costs for additional work in the mortgage</strong><br />From an extension and additional wall sockets to a kitchen and bathroom in case of a shell-only build, you will not have to pay for additional work using your own money.</p></li><li><p><strong>A better energy label may entitle you to a lower mortgage rate</strong><br />Nearly all new builds are energy-efficient properties.
