In 2026, the maximum mortgage you can get depends on the energy label of the property you’re buying. </span></span></span>The borrowing capacity for buyers of a home with energy label E, F, or G is decreasing. <span lang=\"EN-GB\" dir=\"ltr\"><span><span>When you buy an energy-efficient property, you can borrow extra on a mortgage.</span></span></span></p><p><span><span><span>Additionally, when buying a property with energy label A++ or lower, you can borrow an additional amount to make your current home more energy-efficient. How much you can borrow additionally partly depends on your home’s energy label. It doesn’t matter whether you’re buying a home or already own one. These are the additional mortgage amounts you can potentially receive: </span></span></span></p><ul><li><span><span><span><span>Maximum of 6 percent of your home’s value</span></span></span></span></li></ul><p><span><span><span>We put the money in a sustainability deposit account (verduurzamingsdepot). You can use the money to pay for the following energy-saving measures, either individually or combined: </span></span></span></p><ul><li><span><span><span><span>Façade insulation, roof insulation, floor insulation, pipe insulation</span></span></span></span></li><li><span><span><span><span>High-energy performance glazing (at least HR ++)</span></span></span></span></li><li><span><span><span><span>Energy-efficient doors, window frames and similar structural elements, provided that these are installed in combination with high-performance glazing (at least HR ++)</span></span></span></span></li><li>Shower with heat recovery system</li><li>Energy-efficient ventilation system, provided that it is installed in combination with other energy-saving measures</li><li>Heat pumps, solar cells or a combination of these systems </li></ul><p><span><span><span>If you&apos;re not quite sure what energy-efficiency measures to go for, or you haven’t selected a provider yet, you can postpone the decision for now. You don’t necessarily need to submit a plan with finalised quotes when negotiating a mortgage for energy-saving measures. You can get a sustainability deposit account by simply presenting a plan of provisional measures and a provisional estimate of the costs. This is also known as the ‘energy-saving budget’ (</span></span></span>Energiebespaarbudget)<span><span><span>. We check the invoices and whether the money really will make your home more energy-efficient. Previously, you could get a sustainability discount if your home had energy label A or better. As of 30 April 2025, the weighting of the energy label has been increased and any energy label can now have an effect on your mortgage rate. It’s important to us that people’s homes are energy-efficient, future-proof and comfortable, and we incentivise that by offering a lower interest rate on mortgages for sustainable homes.
