When we calculate how much you can borrow, we take into account the periodic payments you make for the land. If you have the option to buy off these periodic payments, you can finance this amount within your mortgage.</p><p><br />If the land is leased out by a private individual, we require a number of additional conditions. We do this because a private leasehold agreement can bring a lot of uncertainty for both you and ING. This may be, for example, because the leasehold canon (the amount you pay as a homeowner, for instance each month, to the owner of the land on which your house stands) can be increased significantly.<br />Below you can read under which conditions we allow a mortgage on a property where the land is leased out by a private individual.</p>"}},{"componentType":"sectionTitle","title":"What are the options for private leasehold"},{"componentType":"paragraph","richBody":{"value":"<p>The conditions for a mortgage with private leasehold depend on the date on which the leasehold right was issued. You can find this date in your leasehold agreement.</p><p><br />If the leasehold was issued before 1 January 2013, we require a notary to assess the leasehold conditions. In a Notarial Opinion, the notary indicates the level of risk associated with the leasehold terms. The outcome is shown with a colour rating. Only with a “green” rating can a mortgage be applied for at ING.</p><p><br />If the leasehold was issued after 1 January 2013, a mortgage can be applied for at ING if the leasehold has been issued for an indefinite period. In addition, the leasehold conditions must be drawn up in accordance with the model leasehold conditions of the Royal Dutch Association of Civil-law Notaries (KNB).</p><p><br /><strong>Leasehold combined with buyer support schemes</strong><br />ING finances properties with the buyer support schemes KoopGarant and KoopStart from Stichting OpMaat in combination with the National Mortgage Guarantee (NHG). Ask your adviser about the conditions.
