If you have the survey carried out before making an offer, you can use the information it reveals as leverage when negotiating the price of the property. Having everything in black and white prevents possible confusion. And don’t forget to add a personal touch when making your offer. Let the seller know who you are and why you really want to live in the property.</p>"}},{"title":"Tip 5: Don’t forget your deal-breaking conditions","richBody":{"value":"<p>If you are making an offer should include:</p><ul><li>the amount you want to pay for the property</li><li>deal-breakers:; these are called resolutive conditions in legal jargon and mean that you can still cancel the purchase within a certain period. Common examples are:</li></ul><p> </p><p><strong>Obtaining financing</strong></p><p>If you’re not sure that if you can get a mortgage, then make your offer subject to obtaining financing for the full asking price. This allows you to cancel the purchase without a fee if necessary. This fee is usually a certain percentage of your offer. </p><p>Tip: Your offer will be more attractive if part of the price is not subject to any deal-breakers. If you’re investing some of your own capital, such as savings, a donation or home equity, the amount subject to financing can be reduced.</p><p> </p><p><strong>Structural survey</strong></p><p>Maybe you didn’t have a structural survey carried out before making an offer, or you still need to study the zoning plans? Or perhaps a soil survey is necessary? Include the results in your deal-breakers.
