ING is offering various types of mortgages. Each mortgage type has its own product interest rate. Do you have a mortgage with Dutch National Mortgage Guarantee (NHG)? This can be one year, or even five, ten or twenty years. In general, the longer the fixed-rate period, the higher the interest rate. On the other hand, when your rate is fixed you know exactly what your monthly expenses will be during this period.</span></span> </p><p><strong><span><span>The energy label and your mortgage interest rate</span></span></strong></p><p><span><span>From 30 April 2025 on the energy label will affect our mortgage interest rate. Previously, you could get sustainability discount for energy label A or better. Now the influence of the energy label has expanded and each energy label can affect your mortgage interest rate. Note; the lack of a valid energy label can also affect your interest rate. We kindly explain to you how this works, and when you can get a lower interest rate.</span></span></p><p><a data-type=\"internal\" href=\"/en/personal/mortgage/current-mortgage-rates/the-energy-label-and-your-mortgage-interest-rate\"><span><span>More information about your energy label and your mortgage interest rate</span></span></a></p><p><strong><span><span>Loan-to-value ratio</span></span></strong></p><p><span><span>Your mortgage has a loan-to-value ratio. This is a percentage that reflects how high the mortgage is compared to the fair value of your property. This ratio indicates how high the risk is for you and for ING that your house will not yield sufficiently when selling to solve the mortgage debt. In general, the higher the loan-to-value ratio, the greater this risk and the higher the product interest rate.</span></span></p><p><span><span><strong>Good to know: </strong>With a mortgage with Dutch National Mortgage Guarantee (NHG), the loan-to-value ratio currently plays no role in the level of the product interest rate.
