Then the separate NHG standard interest rate applies.</span></span></p>"}},{"componentType":"sectionTitle","title":"Loan to market value surcharges and discounts"},{"componentType":"paragraph","richBody":{"value":"<p><span><span>From 1 May 2014 to 1 July 2021, your <a data-type=\"internal\" href=\"/en/personal/mortgage/current-mortgage-rates\">mortgage interest</a> was partly determined by the Loan to Market value discount or surcharge. The amount of this surcharge or discount depends on the loan-to-value ratio. This is the ratio between the amount of mortgage debt and the fair value of your property. The higher the loan-to-value ratio, the greater the risk of an <a data-type=\"internal\" href=\"/en/personal/mortgage/your-mortgage/home-with-negative-equity\">outstanding loan</a> when selling your property. That is why you pay a surcharge on top of your standard interest rate from a certain loan-to-value ratio. And at a lower loan-to-value ratio, you get a discount.</span></span></p><p><span><span>Do you have an NHG mortgage or a <a data-type=\"internal\" href=\"/en/personal/mortgage/current-mortgage-rates/characteristics-of-variable-mortgage-interest-rate\">variable interest</a> mortgage?
