The number of buyers interested in a new<span>-</span>build project often exceeds the number of homes available. On average there is at least one year between the purchase and delivery of a new-build home. During the construction period you will already have costs for your mortgage. And you may also be paying for the house you currently live in. So please keep in mind that you may be faced with double housing costs during construction.</p>"}},{"title":"Buyer pays the costs vs. seller pays the costs","richBody":{"value":"<p>You pay buyer’s costs, such as transfer tax, for existing properties. With a new-build home, the seller pays the transfer costs. In both cases, these are one-off costs that you usually have to pay with your own money (from your savings, for example).  </p><p>The biggest of the one-off costs usually is <a data-type=\"internal\" href=\"/en/personal/mortgage/buyers-costs/transfer-tax\">transfer tax</a> at 2% of the purchase price of the home. You pay this for existing properties, but not for new builds. You also do not need a buyer’s agent or property valuer for new homes. Good to know: the energy label affects the amount you can borrow and the interest rate you pay. New builds are built according to the latest guidelines.
