The notary has two main tasks: drafting the deed of transfer (leveringsakte) and the mortgage deed (hypotheekakte). Both are mandatory when buying a home with a mortgage.</p><p>Deed of transfer: the deed of transfer (also called the leveringsakte) is the document that legally transfers ownership of the property. The notary prepares this deed and formally signs it (called executing the deed) together with you and the seller. The notary also handles the registration of the deed in the Land Registry.</p><p>Mortgage deed: the mortgage deed is the document used to formalise your <a data-type=\"internal\" href=\"/en/personal/mortgage/mortgage-calculator\">mortgage</a>. It sets out the agreements between you and your mortgage provider. The notary prepares this deed based on the instructions from the lender.</p><p>Once everything has been checked and approved, all parties, you, the notary and the mortgage provider, sign the deed.
