We commit to guaranteeing the interest rate stated in the offer and expect that you will pay this interest during the entire first fixed‑rate period.</p><p>If the mortgage does not proceed according to the agreements stated in the offer, we miss the future interest payments we expected to receive from you. To compensate for this loss, we try to lend out the same mortgage amount again for the same fixed‑rate period.</p><p>If we would receive lower interest payments on such a new mortgage than what was agreed with you, we incur a financial loss, and cancellation fees are charged.</p><p>If you have a mortgage part with a Variable Interest Rate, or you transfer an existing loan part from your current mortgage, no cancellation fees apply.</p><p>Note: if you cancel the offer, you must still pay the mortgage advice fees.</p>"}},{"componentType":"sectionTitle","title":"When do you not pay cancellation fees?"},{"componentType":"paragraph","richBody":{"value":"<p>You do not pay cancellation fees if the purchase of your property does not go ahead. This may be the case, for example, in situations such as:</p><ul><li>The seller cancels the purchase agreement</li><li>The death of you or your partner</li><li>Divorce or termination of a cohabitation agreement</li><li>You or your partner becoming unable to work or unemployed</li></ul><p>You also do not pay cancellation fees if ING cancels the offer.</p>"}},{"componentType":"sectionTitle","title":"When do you pay cancellation fees?"},{"componentType":"paragraph","richBody":{"value":"<p>You pay cancellation fees if:</p><ul><li>You cancel the offer for a reason other than the situations listed above, or</li><li>Your offer expires because neither the mortgage deed nor the private loan agreement was signed within the (extended) validity period.</li></ul><p>In these cases, cancellation fees are charged only if the interest rate for a new equivalent ING offer has decreased.<br />We take into account all discounts and surcharges applicable to new offers. This assessment is made for each individual loan part in your offer.</p><p>If cancellation fees apply, any extension fees previously charged will be cancelled.</p>"}},{"componentType":"sectionTitle","title":"How do we calculate cancellation fees?"},{"componentType":"paragraph","richBody":{"value":"<p>When calculating cancellation fees, we consider:</p><ul><li>The current interest rate (comparison rate)</li><li>The interest rate in your offer</li><li>The length of the fixed‑rate period</li></ul><p>If the current interest rate for an equivalent ING offer (including any relevant discounts or surcharges) is lower than the rate in your offer, we calculate the loss of interest income.</p><p>This is done month by month.<br />The total of these monthly amounts is then converted into a single lump sum using a present value calculation.</p><ul><li>The comparison rate is determined on the date of cancellation.</li><li>If you allow the (extended) validity period to expire, we determine the comparison rate on the final expiration date.</li></ul>"}},{"componentType":"sectionTitle","title":"What is the maximum you can be charged?"},{"componentType":"paragraph","richBody":{"value":"<p>There is a cap on cancellation fees.<br />The maximum is a fixed percentage of the principal of the loan parts to which the fee applies.<br />Your offer states the percentage that applies to you.</p><p>You will never pay more than this maximum.</p>"}},{"componentType":"sectionTitle","title":"Examples of cancellation fees"},{"componentType":"paragraph","richBody":{"value":"<p>For the examples below, we assume:</p><ul><li>Mortgage type: Annuity Mortgage</li><li>Mortgage amount: €200,000</li><li>One single loan part</li><li>Loan‑to‑value: 100%</li><li>Fixed‑rate period: 10 years</li><li>Interest rate in the offer: 3.1%</li><li>Maximum cancellation fee: 3% of the loan amount → €6,000</li></ul>"}},{"componentType":"accordion","accordionList":[{"title":"Situation 1: Purchase does not go ahead","richBody":{"value":"<p>The builder or developer cancels the purchase agreement (e.g. due to insufficient sales in the project). No cancellation fees apply, regardless of the current interest rate.</p>"}},{"title":"Situation 2: Mortgage interest rates have fallen","richBody":{"value":"<p>You want to cancel the signed offer because another lender offers a lower <a data-type=\"internal\" href=\"/en/personal/mortgage/current-mortgage-rates\">rate</a>.
